1. What Gharoba is — and is not
Gharoba is an independent information and decision-support service that collects, organises and presents information about real-estate projects in Maharashtra, drawn from publicly available government records (including the Maharashtra Real Estate Regulatory Authority, "MahaRERA") and other public and open data sources.
Gharoba is not a real-estate broker, agent, dealer, financial advisor, legal advisor, or investment advisor. We do not sell, market, list, or promote any property, and we are not paid by any builder, developer, promoter, or broker to feature, rank, or rate any project. We have no commercial relationship with the projects or builders shown on the Service.
2. Data sources & accuracy — important disclaimer
All project and builder information on the Service is compiled from publicly available records, chiefly MahaRERA, along with open data such as OpenStreetMap and public environmental data. Because this information is gathered from periodic snapshots of public records:
- It may be outdated, incomplete, or contain errors present in the original source, and may not reflect the current status of any project or builder.
- Complaints, litigation, completion dates, approvals, and status shown are as recorded in the source at the time of collection, and may since have been resolved, updated, withdrawn, or changed.
- All information is provided "as is" and "as available", without warranty of any kind, express or implied, including accuracy, completeness, timeliness, or fitness for a particular purpose.
Always verify the current, official status of any project directly on the official MahaRERA portal (maharera.maharashtra.gov.in) and through your own independent legal and financial due diligence before making any decision.
3. No professional advice
Nothing on the Service constitutes legal, financial, investment, tax, or professional advice, or a recommendation to buy, sell, or refrain from any transaction. Scores, verdicts, summaries, and indicators are decision-support tools with disclosed uncertainty — not guarantees, valuations, or professional opinions. You are solely responsible for decisions you make. Consult a qualified lawyer, chartered accountant, or financial advisor for advice specific to your situation.
4. No endorsement or judgement
Gharoba surfaces public records for your awareness. We do not verify, endorse, certify, accuse, or pass judgement on any project, builder, or person. References to complaints, cases, or delays are neutral statements of what public records show as of the stated date, and are not allegations by Gharoba.
5. Corrections & takedown
We want the information to be fair and current. If you are a builder, promoter, project owner, or authorised representative and believe any information shown is outdated, inaccurate, or should be updated or removed, please contact us at corrections@gharoba.com with the RERA registration number and details. We will review such requests in good faith and, where appropriate, correct, update, or remove the information promptly.
6. Acceptable use
You agree to use the Service only for lawful, personal, non-commercial purposes. You may not scrape, harvest, resell, or systematically extract data from the Service; interfere with its operation or security; or use it to harass, defame, or harm any person or entity.
7. Intellectual property
Underlying facts and records belong to their respective public sources and remain subject to their terms and licences (for example, OpenStreetMap data is © OpenStreetMap contributors, ODbL). The Gharoba name, design, compilation, scoring methodology, and presentation are our intellectual property and may not be copied or reused without permission.
8. Third-party links & content
The Service may link to or display third-party content, maps, and imagery (for example, government portals, map and satellite providers, and photo sources). We are not responsible for third-party content, and their inclusion does not imply endorsement.
9. Limitation of liability
To the maximum extent permitted by law, Gharoba and its founder shall not be liable for any direct, indirect, incidental, consequential, or other loss or damage — including any loss arising from reliance on information provided, from any inaccuracy or omission, or from any decision made using the Service. Your use of the Service is at your own risk.
10. Privacy (summary)
We aim to collect the minimum personal information needed to run the Service. If you contact us or create an account in future, we use your details only to provide and improve the Service, and we do not sell your personal data. A fuller Privacy Policy will be published as the Service grows; questions may be sent to corrections@gharoba.com.
11. Changes to these Terms
We may update these Terms from time to time. Continued use of the Service after changes are posted constitutes acceptance of the updated Terms. The "Last updated" date above reflects the latest version.
12. Governing law & jurisdiction
These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the competent courts of Maharashtra, India.
