How Gharoba works — and what it can't know
Every score comes from a source we can cite, every weight is published below, and where the data is missing we say so instead of guessing.
The verdict — three separate lights
We never merge sources into one number. Each project shows three independently-coloured lights, and the overall grade is capped whenever any light is adverse or a material factor is badly weak:
- Government record — complaints, court cases and revocations from the MahaRERA register.
- Public news & financial signals — an AI scan of public news about the developer, with sources.
- Timeline — the possession date compared to today; a date already in the past is a red flag, never “on schedule”.
Builder Trust — the weights
Builder Trust is read only from public MahaRERA records. Its components and weights:
- Registration status — 20%
- Delivery timeline vs today (overdue is penalised) — 15–25%
- Buyer complaints on record — 20%
- Court cases on record — 15%
- Booking traction — up to 8%, and 0% once the figure is older than ~6 months
- Revoked / on-hold registration — a heavy penalty
We also show a confidence level: a trust score from a single registered project is marked “low confidence”.
Neighbourhood scores
Child Education, Higher Education, Healthcare, Connectivity, Places of Worship are scored on the real road (driving) distance from the project — 5 or more within a 2 km drive scores 100; fewer scales down; if none are within 2 km, the score reflects the nearest by road. Safety & Security uses safety-supporting infrastructure (police, transit, active streets), never crime data. Air Quality is live modelled air quality; Flood Safety is ground elevation.
Sources & how often they refresh
- MahaRERA project & complaint records — the core data; a periodic public snapshot (the as-of date is shown on every report and coloured green/amber/red by age).
- Places, road distances & travel times — Google Places & Routes, cached per location.
- Public news scan — AI grounded in web search, cached per project (~7 days).
- Home-loan rates & schemes — refreshed daily; air quality and elevation are fetched live.
- Maps & imagery — Google, Esri/Maxar; area photos — Unsplash & Wikimedia Commons.
Known limitations — what we don't know yet
- The MahaRERA snapshot can lag the live portal — we date-stamp it and link you to the official site to confirm.
- Promoter grouping matches the exact registered name; parentage across differently-named group entities isn't mapped yet.
- School and hospital quality aren't scored — only proximity.
- The public-news scan is AI-assisted and can be incomplete or occasionally mis-attribute — every item carries a source to verify.
- Where a factor's data is missing, the score is shown as N/A and suppressed, never guessed.
